advice welcome (brisbane areas)

Smile advice welcome (brisbane areas)

coming out january (not the closet) 1week in darling harbour for fun then off to surfers paradise for a couple of weeks of travelling about and could do with a bit of advice or tips on the following

1. where to hire a people carrier,we are staying at the mecure resort surfers so hire company close by, or should i do it over the net before we arrive

2.we plan on looking at victoria point/wellington point can anyone advise of other good areas this way on for a family with 3 young girls 9,7 and 2 so schools are quite important

3.will be looking at job situation as well so if anyone has any info on areas or firms to do with sheet metal work or welding,mainly tig welding ali and stainless steel

4.any advice on rental properties,estate agents

any help or advice welcome

Hi, in addition to the sites already given, you could look at the Estate Agents own websites (though most put on Realestate.com.au anyway). If you went to www.yellowpages.com.au and did a search you'd come up with the main ones; ie. LJHooker, Ray White etc

1. You should definitely look into hiring a people carrier online as you invariably get a better rate that way. Try the major ones: Budget, Hertz, Avis, etc.

2. 'Good' areas are obviously a matter of opinion! If you like to be near the sea, the Bayside area is good; so is the Redcliffe peninsula. There are loads of great places in Brisbane, so I guess you'll need to do a good bit of driving around to see what you like when you get here! There are 'good' schools all over. The 'Our Brisbane' link which Ang provided should help you here.

3. There are many sheet metal workshops to be found in the industrial areas (for obvious reasons!) If you look them up in the Yellow Pages, which MLBonner provided a link for, you should find loads. The suburb guide from 'Our Brisbane' would then give you their locations and proximity to whichever suburbs you choose for possible living. If you want to look for work, try www.seek.com.au.

4. Rental properties here are usually let 'unfurnished'. Unfurnished in Oz is not a basic as in UK. With an 'unfurnished' property, you'll get anything that is a fixture, or 'plumbed in' so to speak. This includes: stove/oven/cooktop, floor coverings (carpet/lino if fitted; though many places here have either ceramic tiled floors or polished wooden floors), window coverings (curtains/blinds), light fittings (including shades), washing line, possibly dishwasher (depending on the rental), TV aerial, etc. It usually won't include such items as fridge/freezer, microwave, washing machine, etc., although there are occasional exceptions to the rule.

A couple of good property links have already been provided, but here's another: http://www.realestate.com.au/. As is everywhere, real estate agents will promise you the world and are often misinformed (though often well intentioned), so I'd strongly recommend that you use your own judgement/common sense and seek legal assistance if you need it. In Queensland, all bonds (security deposit, usually equal to one month's rent) must be lodged with the Residential Tenancies Authority: http://www.rta.qld.gov.au/.

Another good source of general information for Brisbane is our local newspaper, the Courier-Mail: http://www.couriermail.news.com.au/ - here, you'll find links to real estate (the one I gave you above), careers, cars, classified ads, etc.

Hope that's not an information overload! Best of luck to you and your family. Queensland's a fab place to live - I've been here 27 years and wound't swap it!

I think I answered you on the bayside forum, but not sure now, I should check, but what the heck

Will you be needing easy access to the train services, as the line stops at Cleveland.

There have also been a few comments about the number of Traffic lights in Victoria point recently, both on forum, and in local papers. From where I live in VicPt, we only used to have 1 set of lights to get out of the suburb, heading towards Capalaba/Cleveland or the city, but we now have three sets.

With schooling, are you looking at State schools or Private ?

If you are looking at the Bayside area, when you are here, pick up copies of the local papers, the Bayside Bulletin and the Redland Times. You'll get a feel of the area and of the communities from reading some of the local news and advertisements. There's also always a real estate section attached to each paper so that you'll also know what to expect when you are ready to rent or to buy in the future.

We are living in Ormiston, not far from Victoria Point or Wellington Point, and are loving it. We have no kids but there are a lot of good schools near by.
