What is this 1 in 12 business. Are you saying that the hoi-polloi are dispersed amongst the nice well behaved good citizens.

We got told 1 in 7 in Brighton but some have a bigger percentage some suburbs have none.
This mix will affect suburb prices and god help you if buy next to one.

The developers have done a great job with Bulter but its always going to have the problem of Homeswest hanging over it.

The blocks are cheap for this reason , go over the road and look at Norfolk Estate in Quinns same thing it now looks crap and has low home prices because of Homeswest houses.

Brand spanking (huge) playgrounds for the kids, nicely developed parks, lakes and fountains, roads laid out well too, but gonna have to keep an close eye on these hidden factors you have brought up....

Give it a miss unless you buy on the Jindalee side this will be the best suburb up there the Yanks are going throw cash at it .
This side is free from the rabble its more pricy but you will reap the rewards.
Brighton has the rights to build the road through Jinadlee so there are blocks along all the way down to the beach either side for sale , buy now!

Its beach side of the Marmion , if you can buy now its going to make big cash , we bought in Quinns Beach Estate for $94k four years ago now smaller blocks are $250k same distance from the beach.

As much as I agree about most homeswest houses, they are not all like that. As much as I do not like my S-I-L, she had a homeswest house (with her Aboriginal boyfriend and 3 kids) and she kept it immaculate. It was situated in Forrestfield with regular homes and it looked as good as any other house in the street, if not better. I also know of a few other people that are Homeswesters and their houses are kept in pretty good nick too. Unfortunatley there are a lot of disrespecful people that just trash their houses as they just don't care - and this is the majority. It has gotten better over the years, but there is still a long way to go.

All people cannot be classed the same but in most cases Homeswest is the last place of call for a band of renters who would not get a private rental.
Having seen the type of average tenant that Homeswest gets its not a good investment to buy a home anywhere near them.
The best Estate Agent in Perth would have their work cut out moving a fine home next a V8 scrapyard with the Adams family having a social in the front yard .

You get the same thing in the UK they are called Council Houses (well they were when I left 10 years ago) and some of the tennants kept them immaculate and some didn't.
It's not something unique to Perth. I expect they are an improvement on the slums you are planning to buy and fob off to the DSS as rental accomadation. And they won't even call your slums council houses which would be an insult to true council houses.
