Default 3 days on market and an offer tomorrow

We put our house on the market on Monday ( just the For sale on windows) and the phone has gone mad. We had a viewing yesterday/today and another one at weekend AND next Monday

The only thing is the dreaded question " how much you looking for "

the first viewing still has to sell their house but will be putting in an offer within the next week, the viewing Today, late afternoon phoned back 5 minutes after leaving asking for our solicitor details and what are we looking for it so they dont put in too low an offer TOMORROW

NOW, should we accept an offer on what we expected to get for it or should we see it out till next week and see what the other offer is and also wait for the other viewings or does that sound like real greed

maybe i should have just waited to see what happens tomorrow and post "we had an offer" but what the hell, hit the submit


BTW forgot to mention i am now seriously brickin it

Go for the highest offer. Everything you make here can make a huge difference in Oz.

Maybe not Carol.

We were in a sim situation 2 weeks ago when our house went on the market. We got a viewer on the first day and they offered next day. We liked their offer, but rejected it as it was so early. They then asked how much we really wanted we told the EA straight. They came back and offerd that (£5000 more) an hour later . During this time, we had another viewer and we believe they were going to offer a higher amount. However, the first couple were in a much stronger position as they had already sold and weren't in a chain. They were also expecting a baby and wanted to conclude asap so for us it was a winner.

We were advised that conclusion of missives could have taken anywhere up to 8-10 weeks or longer,with a usual sale and during all that time, we wouldn't have been able to plan anything. As it is, our buyers have concluded within 2 weeks and we have been able to book shippers and are now looking at flights. For us, the big plus was that we haven't had weeks and weeks or worrying about whether or not the buyers will pull out and that's a big bonus for us.

Look seriously at every offer you get. If you get loads, go to a closing date and carefully consider each offer on it's own merits.
