Default Brisbane Commercial Areas

Please anyone who has knowledge on Brisbane commercial areas would appreciate some localised knowledge.

Will shortly be sending a site team for a site around 10,000 sqm and need:

Away from any of the recent flooding (if the postman has a boat we are worried).
Ideally near large disposer of waste (animal or human waste), and/or access to large volumes of natural gas.

Also would be liking to hear about residential areas close by in terms of commuting (with median prices over $2m)

Banyo around nudgee road has large industrial units and is near the dump! Plus residential within yards..

What about these areas:
New Farm,
Newstead
Teneriffe

Firstly were they affected by flooding
Secondly any commercial (Industrial One) zones within say 40 mins drive, which were also not affected by the recent floods?

Usually suburbs close to the river that were affected by the Jan 2011 flood were only affected in certain streets. The rest of the suburb was high and dry. The streets that get affected have been known for many decades so to make your final decision you really need to check the flood maps....it is easy as all online.
