Don't get "The Greens" which is an Emaar development near Internet City (and produces some good rental returns) mixed up with "The Green Community" which is by Union Properties and near Dubai...

Ah, got it now. Presumeably this is because they got the prices horribly wrong in the first place. It's out by Dubai Investment Park isn't it? Like DSO that is hardly prime real estate either so...

Well, if you are paying the developer "rent" for five years or repaying a loan the developer made to you I can't see the difference. Either way, you end up paying the same for the property 5 years...

Actually, I have. I bought a townhouse at the Marina for 1.7M in 2004 and sold it last year for 3.3M. Not quite a 100% increase but close enough.

With the profit I bought a 2 bed apartment,...

Yes, the numbers are incredible but you have to look at rate of population growth and how long it will take to complete all the towers- remember that the record for finishing projects on time is not...

Personally, it wouldn't bother me to get the rent monthly instead of 6 months in advance. If you get paid monthly it makes sense to pay your rent monthly.

In the short term yes it probably has peaked. If I bought now I'd be looking 5-10 years ahead (hard to do in Dubai!) and I'd be very selective about location.

I'll go for 15-20%. If it looks like being more than that developers probably will keep inventory back for later release. But, at 20% I'd buy a few more. If I had the deposits.....
