House Inspection-Canada

  • When you buy a house, make it a condition of your Offer to Purchase that the house be inspected by a qualified building inspector.

  • Ask your buyer's agent to give you the names of about three good building inspectors.

  • Don't let a real estate salesperson point you to just one building inspector.

  • The building inspector can conduct the inspection alone and provide you with a report.

  • But it's even more ideal for you to accompany the inspector during the inspection.

  • Expect the inspection to last about three hours.

  • The inspector can point things out to you, tell you how much life various components of the house have left in them, and give you an idea of how much it will cost to replace them.

  • Expect to pay C$250 - C$400 for a house inspection.
