House Purchase
Hi
We are thinking of purchasing a home in Spain and want to put our children onto to the deeds so that dont have to pay Spanish inheritance tax when anything happens to us. They both own properties in the UK Dose anyone know if there would be any tax implications in UK with them being named on a second home

you need to remember that “ putting your childrens name ps on to the deeds” , is in effect making them a gift of a portion or all, of the ownership. Gifts are subject to tax in the UK unless certain conditions are followed. I dont know what the rules are in Spain. You dont say where your children are domiciled and resident, which is important. You should also bear in mind , that multiple ownership can bring problems, ( if you were to have your name on the deeds as well). If you intend to have them as sole owners, then remember that they will have complete control over the property. You may have a wonderful relationship with them at the moment, but the future is unpredictable. If they are married and get divorced, then the other partner will no doubt claim part of the asset. Amongst other things, what happens if one or other of them should die before you ? Not all children outlive their parents. And so on.
