hi everyone
new to this
looking at buying at villa management company in florida to get an e2 visa , has anyone done this in the last few years
can i make a living or will i be coming home after 3 years

Buying the business isn't the problem in getting the visa, it's the renewal that's the problem.

Probably also not the best business and location combo with such a glut to the area....probably have much better success if you went with another touristy area.

In fact the Consulate stopped giving management companies E-2 a few years back because of all the scams

It starts by a company with 60 houses selling off 30 to the punter
and then over the space of a year they under cut and get all the customers back ..and then start all over again... plus many other scams ...it a real cut thoat business

Each state is different... but one should look into whether or not you have to be licensed inorder to manage properties (even as 'owner' of a company) - so basically one has to determine if you're eligible in the first place to have a RE license; the whole chicken and egg syndrome. They are heeps of people who will take your money then you only to find that you can't do what you bought into.

Personally, I'd stay clear of managing properties as its exposing oneself to huge liability and the likelihood a tenant(s) suing you is quite high over petty bs but it may cost ya.
