All policies are different, of course, but I found it more cost effective to go with $300k, the minimum the umbrella policy allows, and then have umbrella cover the rest.

We don't own, but we do have tenants insurance basic plan with $1 million for liability but the liability through it is restricted to accidental damages (say you have a kitchen fire or flood the place by forgetting the bath tub was running.) also covers if someone visiting out unit gets hurt inside the unit, if they get hurt outside the unit in common area then they would have to go after the strata as tenants insurance only covers within the insured's unit. The max our company offers is 2 million in liability.

This is true. Settlement was the wrong word in this context. Once the case i decided by the court, the loser should foot the bill for the lawyers, right? Or maybe only sometimes.
