Hello,

I'm looking to purchase my first home in NYC; about to start the immigration through Marriage process so currently don't have a Social Security number assigned and am working for a non-US company.

Since I have no credit history here I have hit a few walls and since my wifes salary is fairly low a loan using her credit alone is proving difficult...

I was wondering if anybody had found any 'friendly' lenders who might be able to take into account my earnings/credit from outside of the US so that we can get access to a decent sized loan?

Thread title made me LoL...sorry....welcome to BE though

Have a read through the wiki as there's a good chunk on getting credit...but the reality especially these days, unless you have a good chunk to drop as a deposit you'll struggle to find anyone who'll stump for a mortgage.


If you bank at the same bank your employer uses, they might be able to help you out, same for any local credit unions.

I have two mortgages: one for the house we live in, and one for a rental property. The rental was with Countrywide, which as bought by Bank of America; it's totally impersonal, they don't care about me, and I dont care about them. The mortgage on the house we live in is with our local credit union, and they are utterly fantastic. charming, personal, available - everything you'd want. Don't know if they can work outside of the geographic area, but may be worth a try. www.ent.com

When we refinanced in June for a 2% drop in interest rate - our lender mentioned me "gifting" to my partner (he's on a H1B) as a way of firstly getting on the mortgage and secondly increasing the loan if we wanted to. I am on the title of the house.
I work overseas and have no real credit history etc (a secured CC and cell phone to try to get a credit history going) but we built the house together and do have quite a bit of equity in the house so as Bob said large deposit and then they may look favourably on ways to increase your wife's loan if you can add to it.
Our construction loan was with Suntrust and the new loan is with a local bank South Carolina Bank and Trust who immediately sold it to JPM.
PS we didn't follow up the "gifting" so cant give you any details on how it works.

To some extent, it's about the people not the company. Talk to friends and colleagues over here, and get a referral for a competent loan agent. True, that lender may not be the best for your circumstances, but - at least you can explore them. Not having any history here, and no job here, is going to be very tough in the current climate. If you can put down 30, 40% then the situation may improve.

Hi, we moved here 2 yrs ago, had no social or credit history... Bank of America but us on to a specialist who got use a great rate and was really really helpful.. Only problem was because of no credit history we had to put down 30% on the house... But worth it in the long run

Yeah, I agree; if you can afford to put down a hefty deposit, it will help a lot and give you more options.
