No fee payable by the buyer if they decide not to approach any of the mortgage providers the broker comes up with, nor if they apply for a mortgage and are refused. They're a handy way of getting the leg work done, especially if your circumstances are not straightforward.
Absolutely. And most times, they do good work. The lenders are happy to pay them a commission because the broker does a lot of legwork with the client/borrower. A lot of buyers can be hard work (especially first-time buyers) and the lenders will happily let the brokers do the educating / chasing / nagging / etc.

No I would read that to mean a joint purchase. But I assume your mean because you wrote “a” not “my”?

that’s quite a US/western centric view.... I can think of at least 1 state out west are more like toddler “lala’s” - pair and a spare.... than 1 xyz + 1 abc, long gone are the days of 1 woman 1 man.... from a personal perspective I would not solemnize anything beyond 1+1... but I have read about other countries where wives are treated as property...

There's a difference between having a laugh and taking a legitimately useful thread in an irrelevant and pointless direction. If this were the immigration forums, all those posts would be deleted.

The point is even if taken as intended it’s wrong, they are asking about buying as a LPR.. that is the status... you may or may not (although more likely you will have a GC as LPR).

I understood what you meant, and I agree that the devil is in the detail, but that level of pedantry is up there with ian-mstm

Here you go - another thread for you to pick apart - Taking out a mortgage on a home I already own with nonimmigrant b1/b2 visa?
... looks like he's trying to use a visa to get a mortgage - "Taking out a mortgage on a home I already own with nonimmigrant b1/b2 visa
