5x seems rather steep. Have you tried looking on something like apartments.com. Though to be honest you might as just as well wait until you arrive. In the front of the supermarkets is a little handbook where all the leasing agencies in the area advertise
Plus Private Rental is definitely an option, the housemarket is bad and so many people are now trying to rent out their places. You can easily get a nice townhouse for much cheaper than a condo. When you arrive just drive round the area and see who's advertising their places for rent
I don't think I've ever spent more than a couple of $100 for depost. though you will need an SSN before you start

Anyway, if you can't make a deal with one leasing agent, move on to the next. When I moved to the US, the standard was first + last + deposit. Still plenty of those around.

We decided not to go rent but to buy as the property in MN was cheaper.

If you're headed to the St. Paul/Minneapolis area, my stepdaughter and her husband are moving to Texas at the end of January... their place in Maplewood will be on the market shortly... not for rent though, but purchase. It's the end unit of a short row of town homes at the end of a cul-de-sac. If you're interested, PM me.

Im not sure if this may be a little of a late reply but we recently moved out to MN with husbands work. We are renting a house belonging to an ex colleague of hubbys who had no luck selling with how things are at the mo. We did get shown round some rentals through a real estate agency, coldwell burnet or something.. arranged through the relocation assistance we received. They didnt mention having to pay so much at all for a security deposit. We also found that the local papers have plenty of rentals in and also the craigslist webpage.
One thing we did do when in UK was have a contact for arranging car leasings, to do this in the UK for when we moved over to States would of cost us over 3 times as much as just turning up to the dealers here and shopping around.. so I guess it might be the same with the housing too!
