B2 - looking for office space?

I was wondering, i'm currently in the US on a B2 visa and i will be applying for an "L" visa in the next 2 months from outside the US. One of the requirements for the "L" class is that you already have office space (to open a new office) in the US and a contract signed. Can this be done on a B2 visa? Or would i have to leave and come back on an B1 visa?

This is NOT OK on a B-2 visa. B-2 is strictly for tourists; visitors for
pleasure. You would have to leave the US and return with a B-1 visa. Most
of the time, the visa that you have is actually a combination B-1/B-2
visa. So as long as it is a multiple entry visa and hasn't expired yet,
you should be able to just leave the US and return. That is, if the BCBP
officer admits you back in; they might look at this situation a bit funny.
By the way, the reverse transition (from B-1 to B-2) is easier; you don't
need to leave the US to do that; your change of status would be automatic
just by virtue of you engaging in your business activity. Unfortunately,
this is a one-way-street.
So much for the theory. In practical terms, I would not worry about it. I
would be very surprised if such a technicality were to cause you a problem
in the future.
