We spent the weekend at our daughter's and the house was viewed 5 times. There are now 5 more booked for tonight and tomorrow so we are off out again soon for supper and a wander around the park!

We sold a house in CA in 2017, and it took about a month (market wasn't so hot back then!). We found new and exciting places to go 'hang out', like the local library, the food court at the local mall (where we would take our laptops and work, as well as eat), and of course extended lunches at our favorite restaurants. All in all, it wasn't so bad. Keeping the house in a state where we could leave on a moment's notice was much harder ... I would say we are at the 'messy' end of the scale (meticulously clean, but not at all tidy!).

We met up with friends and had ice cream, so it was a good evening.

This was a second look by one couple and apparently they are quite interested . Tomorrow is booked from 10 until 2 so at some point we will probably be walking along the beach!

Up date:

Bloody house hasn't sold yet. It is a combination of flood issues ( high flood insurance needed) and living in the highest property tax town of our county with very few amenities. And yet again we are spending the day out somewhere while agents keep showing it but no acceptable offer yet. Although we did drop the price this week!

There is other stuff going on in our lives right now that make me kind of glad we haven't sold yet ( I'll update that in another thread) but I'm just ready for not being so unsettled right now!

Hopefully price drop will help this weekend:fingerscrossed:

Best wishes for a quick sale soon! High property taxes - can you say what your percentage is, and how it compares to the other towns? I seem to recall, Texas has no state income tax so has to make up for it with higher property taxes perhaps?

We are a very small town, population is less than 2000. Our property taxes are higher than our next town of 20,000. This may not be high compared to other states but when you can move just 7 miles and halve your property tax it makes life harder to sell your house! ( sorry not good at explaining this)

On another note, and I hope I am not jinxing myself,we have just accepted an offer and sale is pending! Closing should be June 24th.

Finally we can start our new adventure. We even have a destination now. But more about that later:fingerscrossed:

Me too! This is all new to us as we have never sold a house here before. The buyer has 7 days to decide if he wants to change his mind so tenterhooks until then! after this if he does pull out he has to pay earnest money to us as compensation. We are still showing the house so at least if it goes belly up we might have someone else interested.

I've sold several houses over the years. I've never heard of a buyer being able to back out for no reason before; typically there are financing and inspection contingencies, so if you fail to qualify for a loan, or find a material defect, you can get out but otherwise you are locked in. I was looking at a house yesterday and the realtor told me a prior buyer backed out and lost $50,000 deposit! I wonder if that is a Texas thing? All my experience has been in AZ and CA.

I have no idea if it is just Texas. The earnest money is only $3500 but is compensated to us if he pulls out of buying after 7 days because for 7 days we cannot accept another offer.

It is all very new to us! On Tuesday the house will be inspected so hopefully our efforts over the years on the upkeep will pay off:fingerscrossed:

It is very nerve racking though!

Yikes, you aren't allowed to accept 'backup' offers? That's tough!

If your inspection industry is anything like the ones in CA and AZ, be ready for a long, long list of trivial / annoying stuff, and discuss with your realtor how to handle the issues. If you don't have any backup/contingency offers, your negotiating position is weakened. I bought my last place in AZ in 2019, and sold it in 2022. Same company did the inspections on both transactions. The list of stuff they found was surprisingly different (I chose, back in 2019, not to address most of the items because they were trivial in my view and I accepted a fairly small cash settlement from the sellers in lieu of corrections). For example, I had some dual-pane windows that were written up by the inspector in 2019 as having 'failed seals' - there was an ever-so-slight fogging on the inside, but nothing noticeable. 3 years later, the inspector did not call that out even though the windows were the same! They hit me up for electrical outlets not having GFCI in different rooms in the different inspections, and they flagged a bathroom under-sink drain as being 'not to code' in one but not the other inspection (nothing had changed).

I don't want to suggest anything illegal but be aware that the inspectors will not move any personal items whatsoever when performing the inspection, so if your under-sink area is packed to overflowing, they aren't going to notice much under the sink! When I sold recently they gave me $30k over asking, so I decided to accept every issue raised and paid for them to be fixed. It is my personal opinion that a buyer is better off getting a price adjustment for all the issues, based on estimates, so they get to control 'how' the repair is performed.
