Don't get too excited since I noticed from your previous thread that you just started looking on March 13th so you must mean that you just made an offer on a house and probably was accepted by the seller.

Now you have to get an inspection (hire your own inspector even if the seller hires his/her own), make sure the title is clean (done by the title company), and make sure that you have a firm commitment from the lender for any needed mortgage. Hopefully everything goes well but don't jump in and accept the house just because you love it if their are unresolved problems and you can't get a firm estimate of the costs and who will pay for the repairs.

When I refer to problems during inspections I mean major problems and not more minor issues. Every house has minor issues. The inspector should list problems as critical, moderate, and minor.

The critical ones must be fixed prior to closing such as termites, dry rot, mold in the bathroom, broken roofing tiles, drainage problems, etc., the moderate issues may be a dripping faucet, broken floor tile, etc, and the minor issues are petty such as beer can under the house, one cross member missing out of over 1,000 under the house, etc.

The critical ones have to be resolved before closing and you might want to negotiate the moderate ones but you have to accept some issues with every house. You don't want to be a total PITA.
