I have a house in Spain that I cannot sell (surprisingly). I am going to rent it to a friend. We both want to do things properly so we want to know who is responsible for the various outgoings. We know that I am responsible for community charges and my own tax and that he will be responsible for utilities but who is responsible for council taxes and basura charges? If there is anything else please advise. TIA

the tenant is responsible for all utilities and council rates incl basura. I provide buildings insurance but they have to cover their own contents

Everything, even replacement of electrical stuff etc is included in our rent, apart from electric, gas and water.

Thanks to both of you. As there appears to be no set procedure we will work out our own.

Probably best to work out a contract to suit you both as to what is covered and who pays what, then then are no problems.

an easy way would be to work out what would have to be paid by the owner even if the place was empty - obviously apart from the rent which is probably to cover mortgage costs

We only have to pay the electric and water charges and the replacement gas bottle.
