what does a gestor or lawyer charge??

I understand that it is advisable to hire a gestor when dealing with legal paperwork etc, so if you are buying a business or property/vehicle etc you can hire this person to do all the paperwork involved, so what does some one charge for that is it by the hour the job or? or is there a site you can go to that would explain and walk you through all the procedures of living in spain, getting residency, opening bank accounts, renting or buying property etc? any help appreciated, thanks etc)

You can hire a gestor to do what you mentioned but the rates are not standardised and for each job would be different. They also vary from one gestor to another so ask your friends where ever you plan to buy and start from there. Our local gestor charges his friends one rate and mainly foreigners who do not speak Spanish another but that is the same with most things here.
As far as the other enquiries you mentioned there is a book Living in Spain which might help you but the best thing to do is come here and find out from people in the area.
One of the differences between Spain and England is the fact that there are so many regional and local applications of the rules which some people find quaint, fun or frustrating and others mainly from a more rigid Northern European background find impossible to understand. It just depends on how flexible you are. Good luck.

... and the cost of a lawyer is very different again.

Gestors and abogados are very different 'beasts' although some we know hold both roles/qualifications.
