Villa rental
 

We are almost there and the rental starts in April but may not spend more than 30 days about there and no where near 180.

However the deal is one months rental for agency fees two months rental to the owner for damage deposit and then one month in advance upon arrival.

The agency want their money now but the owner has yet to sign the contract.

Should be please sit on our hands until this is done. My gastric juices are starting to tell me something.:confused:

surely the deal isnt complete without the landlord signing

we don't have a contract but I want you to pay me a month's rental for this posting

would suggest you just hang it out and make all payments at the same time

That is what I am finding difficult. Here in France (of course it is not Spain) we finalised all the details and on the day of taking the house everyone's fees were paid on that day.

I am uneasy about this but my wife wants the villa so much and we are under a bit of local pressure to take the house or 'someone else is interested' my head tells me to do something my heart and my wife something else'

Would welcome the tactits I should employ

As a landlord, I would agree that all parties should meet, exchange monies and sign contracts.

In my opinion, nothing should be paid until this meeting.

It is currently a 'tenants market' so don't worry about loosing it - but please don't quote me if it goes wrong:o

Someone else is always interested.
Same when buying from an estate agent. Better hurry up and grab the bargain or it will be gone tomorrow.

I agree with everyone else - don't part with a cent until you all get together to sign the contracts

I'd get them to knock it down to one month deposit too - that's all is legally required, though you can pay more if you want to

i would tell them to shove this, agency fees is the owners bill not yours.

With the help of someone on this forum have now hammered out the terms of the lease of the villa in Javea. Then again through another kind soul have reduced the removal companies quotes to two and again local ones at the same time. So I suppose a sort of supporting local companies and in part re-cycling.

Again have two banks set up.

Now moving on if I may (please) what sort of insurance cover do I have to set up in respect of a villa that is owned by someone else? Here in France it is a sort of third party affair.

Then please does anyone have any direct experience of insurance companies/agents in the Javea area for I want to set this up well before I arrive.

In conclusion a big thank you to everyone who has helped. It certainly has eased the way for us and I have no doubt that there may be one or two more questions before we finish!

depends on the contract, many owners prefer the agency fees to be paid by the tenant IMHE

You could do that. Or there again, you could simply pay the agent for the work they have done for you!


I think it is morally correct and fair to split the charges between the tenant and the landlord. Both parties have benefited from the service provided by the agent after all.

Would you say the same thing when it comes to buying a house?
Do you think it's morally correct that the buyer pays half of the agent's fees when both buyer and seller have benefited from the service provided by the agent?

Yes.

And quite common here in Spain to ask an agent to sell their house for a price with the BUYER paying agent's costs.

At the end of the day, you just factor these costs in and then make a decision.
