Default Using Power of Attorney in Property Sale

We are non-resident and have put our property up for sale here in Spain. We arrived 11th August and are planning to return to the UK on 30 October. Doing so, I calculate that we will have used up 82 days of 90 days allowed on current trip. We want to leave 8 days free to use to return to Spain to complete the sale of our property, hopefully once a definite buyer is found and our Solicitor acting in the sale will automatically be the POA. My question is: Has anyone sold their property in Spain in this manner and what advice do you have regards any pitfalls, if you experienced any? TIA
