urbanisation Chiclana
 
I have read that Rana Verde/El Cotin is to be urbanised - does anyone know if this includes the area around Camping La Barrosa

it more likely that will be urbanised first being closer to all the other urbanised areas :)

Not that concerned but would like to know if this area is to be urbanised with Rana Verde/ El Cotin

It's unlikely Camping Barrosa will be included as it is deemed to be its own zone, known unsurprisingly as Camping La Barrosa and sits in between Rana Verde and Cotin. The only way to know for sure is to check on the urbanisation map. If the execution code (an alphanumeric code on the plan) matches with Rana Verde, then it will be included, if not, keep waiting.

In the diario de cadiz the other day it said something about rana verde and urbanisation, did you know what this is about

The area of Rana Verde is currently classified as "No Consolidado". Effectively this means that it is not urban or urbaniseable, whereas "Consolidado" is classed as urban or urbaniseable.

Your escritura will tell you the status of the property or land you have purchased.

Rana Verde so far as we have been able to ascertain is in the process of changing it's status to "Consolidado Programado" ie under consideration for re classification. This is very likely to go ahead as plans are being made for the installation of mains services.

Should the legalisation of properties take place it will be a requirement of legalisation that all properties have a "Proyecto de Ejecucion" prepared by an architect and stamped by the college of architects.

Once you have your Proyecto you will be able to take it to the ayuntamiento where they will issue a licence to occupy the property and with this document you will be able to apply for mains services.

This is a brief rundown of the process, the actual process is a bit more complex but you get the idea.

Congratulations to Rana Verde it looks like things are moving in the right direction.

Any idea of how much this will cost the property owner and do you have any idea when Pago de Humo will be urbanised?

As far as I know, the urbanisation of areas is being done per zone, with only the programme being managed and executed for that particular area. They envisage work starting on Rana Verde in late 2006 (but more likely early 2007) and lasting 18 months (although assume 2 years as mine is still not right after nearly 3 years.) That means by the start of 2009 they will be ready to move on to another area. Rumours are it will be part or all of El Marquesado although I have also heard Las Vergeutas is due to be done next so who knows. The only place you may be able to find the information is the office of Probisa who are the offical contractors for all the urbanisation work. The office is not yet open but when it is, will be the centre of all things urban. It is located in town at the river end of the road which has the indoor food market on it, on the opposite side.

Who knows when Pago will be done but I think it will be safe to assume it won't be before 2009.

As a point of note about urbanisation, when your road gets done, the network water and sewage are not connected to your house, but simply left at the boundary. It is your responsibility to get the services connected if you wish to have them but you can't have one without the other and this can cost a considerable amount and cause lots of disruption. There is no obligation however. Also, I heard that the Town Hall had withdrawn the provision of lamp posts from urbanisations as the cost was too great and the need minimal. Guess we'll all be keeping a close eye on RV to see :confused:
