tax question
Hello,
I'm thinking of moving out to the Valencia region in the new year and have a question... Is there a council tax equivalent payable to the authorities? IBI, I think?? On most of the property for sale websites it has doesn't mention anything. I will be looking to rent for about a year initially and wondered whether it would mine or the landlord/owners responsibilty to pay the tax? Any replies would be appreciated. Thanks Jack |

Also note that it is likely to be between €100 and €300 for the YEAR, including rubbish removal!

Ours is 54 Euros a year plus 23 Euros every 2 months for rubbish collection.

we live on an urbanisation, and pay about 90 Euros a year, the rubbish collection is paid through our urbanisation fees.

Unfortunately we pay over 800 Euros!! I queeried this and was told that our property was 'sought after' what ever that means.

Hi We live in the Valencia region and live on rustic land approx 6000 sq mt, an oranges grove (about 30 y old)7k from a place called Carcaixent. We pay rustic lad charges of 36 Euro (December) rubbish is collected with the container system at the end of the road and wealth tax of approx 200 Euro (April) Never heard of anyone paying a lot my brother who lives near Alcoy only pays approx 65 Euros he has 1100 sq mt and 3 bed house (about 20 y old) he has to take his rubbish to a central point. Another thing is road Tax I pay 105 Euros for my 200cc car my brother only pays 75 Euros for his 2000cc mini bus, road tax seems to be by area, hope this helps

There is litttle rhyme nor reason for the way IBI is calculated.
Well that's not actually true because the tax is a given factor multiplied by the Catastral value. It's these figures that vary enormously from place to place. We have 8000m2 of rustic land on which we built a house. The tax on the land is based on a factor of 0.7% of the catastral value which is 145 Euros (how I wish that's what I paid for it!). That makes 10 Euros. The house has a Catastral value of 43000 Euros. The Urban IBI rate is 0.9% so I pay another 387 Euros. This value is a joke as the house cost nearly 8times that to build and is worth a lot more. In other areas the Catastral value might be higher and the % rate lower. |

Yes they do seem to have a crazy way of calculating the valor catastral, we bought our plot in Feb paying €130,000 for it and within a few weeks on the catastral website the value was listed as €30,000. I then tried to arrange to pay any taxes due but was told that it would take about 2 years for the Ayntamiento to list us as taxable. I have since read that you do not pay tax on a plot only on the house and land when it is finished. We will have to register the house on the plot when it is complete and I suppose that will affect the catastral value but if they manage to stick to a 25% valuation I will not mind one bit.
