Short Term Rental (3 months)
 
I'm looking to rent a small apartment for three months (Apr - Jul), in the Costa Blanca south, and can't find anything available for that length of time other than a pricey aparthotel in Guardamar. Everything appears to be expensive holiday lets, or minimum 1 year long term lets.

I'm assuming I could negotiate for a six months let, still too lengthy for me at this stage, so is hoping for 3 months at a reasonable rate pie in the sky ? Is this paucity of short term accom a consequence of the new(ish) rental laws ?

The time you want to rent a flat out for is coming up to peak season

Properties that rent for 1,000 euros per month long term rent can go for 10 times that much in July and August on a weekly/monthly basis

And 3 months is also not enough for a long term let. So you are caught between the two really. Maybe you could contact someone who wants a long term let and offer them a bit more to stay just 3 months?

As @cricketman says, the law states that long-term rental contracts must be for 6 or 12 months. Anything less is a holiday let and is therefore governed by the appropriate laws.

Try Airbnb. The price shown may be negotiable and the system allows for this. You communicate with the owner and can agree a different price than the one shown. If you find a property that doesn't have any bookings then you might be able to agree something.

Thanks for the advice.

From online research (probably old pages, pre-new rental laws) I had the mistaken impression there were three types of rental: holiday (0-3 mths) / short term (3-6 mths) / long term (> 6 mths), with differing rates accordingly.

Perhaps the aparthotel (or airbnb !) isn't such a bad option in the circumstances.

It's always worth asking a landlord if they would consider a lower price for a 3-month rental period no matter where you have come across them. If you don't ask, then you won't get!

For example, I use clickstay and homeaway (as a landlord) and would always entertain an offer for a longer rental period.

In 2011 I approached a landlord ( Company ) on the Costa del Sol for a 3 months rental from late July and was successful even to the point of extending for an extra month.

So as snikpoh says ask.

I would book a hotel for a few days, fly there and ask around when you arrive in a place you like. Go into the bars and ask..I am sure you will find something. The problem is that it seems too easy these days to do everything online but in fact many times it is better to be somewhere in person and ask face to face.

Yep it's good. I've found owners to be very flexible on there. Glad you are sorted.
