Selling a property occupied by long term renters

Default Selling a property occupied by long term renters

Anyone with experience of selling their property which had long-term renters in. Thinking about selling our property as just had enough hassle and also need the money. We have long-term tenants in at the moment. Can they refuse to let the estate agent in to value the property? Can they also refuse to let potential buyers from viewing?

I think they can refuse, I would suggest you ask nicely.
Your property will be worth considerably more if it is vacant. It may be difficult to sell with a sitting tenant and will be almost impossible to evict them.
You might want to offer them a financial inducement to leave, but be careful and make sure you occupy the property so that they cannot simply move back in.

Could be tricky - it depends on the contract.

Done the other way round.. Depending on where the property is long term rentals in high demand and so can still be sold to an interested investor.

Couple of important points here - you have to offer the first right of refusal to the tenants, they legally are entitled to buy - this offer and probable refusal has to be legally documented. The only way they can be forced to leave is that you can prove that you need to occupy the premises for your own accommodation.

I was in a similar situation, fortunately, I had a good relationship with the tenant and they accepted I wanted to sell and agreed to vacate.

If you do not have a fully legal rental contract you may have problems getting rid of them and of course selling it as an investment is worthless as a buyer would want to see a legal rental contract.
