rental advice
 
I am a new to this but you dont have to be gentle ;) We are moving to Spain (finances are in order) we are not looking for work but are looking for a house to rent in the costa del sol area to be quite honest I dont know what to do for the best any advice from anyone that has been through this. I am visiting spain in december and moving out to costa del sol in january any advice would be appreciated:

Firstly, it's a renters market so you will have loads of choice. You need to refine your search a little as the Costa del Sol is a massive area with major variations.

Take a look at the many rental sites (do a search on here for them) and decide what is best for you. Some sample sites are;

thanks I have been on a few sites and have a few to look at miraflores/riviera I was looking through other threads and there have been a few people had bad experiences with agents its knowing the right reputable ones to go to with no hidden extras

Wait till you come out in December and look in local paper for owners renting out places..

stay well away from agents why pay their fee's pay the owner direct.

As advised....Look for adverts from the propietarios and avoid estate agents like the plague.....I have dealt with a lot since the property crash and their somewhat desultory attitude is now honed to an almost criminal level...I have encountered lies and promises, deceit and fraud not encountered since the bloody 70's in the UK....And I am nothing to do with the trade....Just a seller......Good luck!

I would suggest not ALL agents are crooked. A good agent is worth his fee. He will help you find your ideal property and steer you through the minefield of spanish red tape. Just be careful ........ as you would when employing an agent in the UK.

Ask for everything to be confirmed in writing whether using an agent or renting direct.

I agree its a renters market,and like most of these things it depends on what you are looking for. We rented a 3 bed house in Almeria a year ago for 400 euros. In Marbella where we are now the same house will cost 1000 euros a month. Take your time and have a look around first.

Thank you all for your help I have applied to a lot of adverts on owners direct and have had a lot of replies its funny how most start at £ 1000 pcm and somehow agree to £500

Just ensure that, when you do get a rental, you have a contract in writing, in Spanish as that is the only LEGAL contract. also make sure that you have some way of gettin urgent repairs dealt with, agree with the agents, owners what to do in case of a pipe burst, electrical problems, so that you don't end up out of pocket, and that you know exactly what you are expected to pay, ie utilities, taxes. You should not have to pay community fees (if you are on a community) as that should be the owners responsibility. Also ensure that you are aware of any local rules and regulations where you will be living, again this is usually only if you are on a cummunity.
