One other point is that the notary should carry out an online check with the property registry immediately prior to the signing and communicate the transaction to the registry immediately afterwards pending physical inscription.

Do not accept any clause in the escritura which says that you waive your rights to this or any other legal procedure being carried out. Tell your translator to especially look out for such clauses and do not accept them under any circumstances.

Thanks very much, Beachcomber. I will e-mail my lawyer and translator on Monday stating that I will be refusing to sign unless I am satisfied that the steps you have outlined, have been taken. The date for signing has been set for 30th January, however I'm going to be around for a few days, so I guess it could be put off while the last steps are being taken. I have written everything down that you have said. Thanks again. :)

As I am getting closer to completing, the security issue is beginning to concern me. The practicalities of changing locks etc, and the idea that one can't get insurance unless rejas are fitted. I'm wondering, how big an issue is crime in the area in general, and in Alhaurin in particular. How could I secure my roof terrace, without closing it in? Would I need to? How do others manage this. I realise that I am beginning to sound like a paranoid neurot, however I am going to be on my own, so feel it's only sensible to be aware of what I need to do to keep myself safe. Thanks to all in advance. :)
