Reform- planning
 
We have Finca (Ruin), does anyone know if we can re-roof it and replace the windows without planning permission, we want to make a start but we are told we need full blown architects drawings before we can proceed and we are struggling to source an architect.

You must comply with all regs, or face fines and even demolition of improvements if found out.

Thanks for replying, were not looking to buck the system,we just wonder what we can actually do to the house as it stands.
In the Uk if we wanted to re-roof our home we would not require planning, likewise if we wanted to replace the windows -doors.
I have done everything legally up to now and want to carry on that way, i was really asking for peoples past (actual) experiences.

Not that it will make any difference but when we moved homes a couple of years ago our solicitor told us that you do now need planning permssion to repace your roof and windows in the UK now

You need permission to anything and everything in the house, you will face high fines if you do not comply, but go and visit your local Ayuntamiento, if you do not need an architect you can pay for permiso there, and you will get it in writing, so if the local plod come around as they surely will, you can wave the paper at them.
We had then here and were told if we had not had permiso it would have cost 600 euro a week in fines if we continued. Was rather nice waving the paper at them.
We found it very easy to get and it all went on cost of materials.

I haven't done this myself, but hear that the best way to find an architect is to ask at the local Ayuntamiento.. The ones employed there often freelance and are then responsible for passing their own plans wearing their official hats..maybe not very ethical, but then neither was the barrister TESCOS employed to push thru their application for a Tesco Express here in south London, or the way the local council manipulated the situation so they were not seen to be responsible.
