porch addition
 
Would an open porch with a tiled roof be classed as living accomodation
It has three arches,is attached to the house but has no windows

A covered terrace can be considered part of the habitable are of the house.

To build it will almost certainly require a licence. If it increases the habitable area of the property above what the general local planning rules allow for that specific plot then permission could be refused.

The porch is already on the house and has been there for 14 years.
We are adding a pool (which has a licence and )the porch to the escitura but do not know whether the porch will be classed as living accomodation
We have used an architect to draw up the new plans and have a certificate of antiquity so there should be no problem

It will certainly be classed as additional living space and will need adding to the IBI value as well.

We have friends who have a very large wooden porch and they want to change it to bricked arches. They applied for a licence to do this (the original porch was already legal) but were refused!

They then asked to build a small canopy over the side door (only about 2 meters by 1 meter) but were refused.

As always, I suspect that it will depend on your local office and the day of the week:p

The following points should help you make a decision (it's all about superficie construida):

with terraces, porches, etc.
only walls higher than 1,50 metres are considered walls;
If a roof, 50% of the terrace is counted;
If enclosed on 3 of 4 sides (walls > 1,50m), 100% of terrace counted.

It's possible that the terrace has a max size in comparison to the main house.
