Non residents tax now due for 2017. Almost doubled?

Default Non residents tax now due for 2017. Almost doubled?

Does anyone know why this non residents tax for NOT letting their homes has increased from 1.1% of cadastral value to 2.0%. I am surprised this almost doubling in tax has not already been noticed on this site? I use a tax service and they have billed me as such.

So did mine last year. Apparently after 10 years it goes up to 2 per cent.

​​​​​​Dont know where your place is Keith. But assume you bought it from previous owner. For example Lomas ESURI where we are were finished 2006/2007 ,so 10 years is up. The tax is based on the house ,rather than individual occupation .

Good Morning
Did you find out your new Catastral value from your IBI receipt or from another source ?
I want to find out if ours has increased but our receipts haven't showed the value for years

This mite be a question for Fred
We have had our property since 2004 ,so would our IBI receipt only show the Catastral value when there has been an increase ?
Checking through my badly kept records I can't find a figure since 2012

I am certain that there has not been an increase in Catastral values in Ayamonte it appears that it is the % of the value that increases after 10yrs. See first post.

Thanks for the replies. The apartment is a duplex on ME built circa2007 but unsold by MF until I bought it in early 2014. I checked last year and I paid 129 but this years is 249.65 euros. No idea what the cad value is, but what a rip off !! As far as I can gather we pay this for NOT renting out our place to tourists. I wonder......... suppose we choose to rent a few weeks a year. Do we then not pay this tax, but pay tax on actual income ? At this rate taxes and maintenance must be hitting 2500 euros a year without priinet, electric etc.

It does seem @ times that Costa Esuri subsides the rest of the area ,We have an apartment in Canela Marina & our taxes are no where near that figure & I believe our IBI are less

Your cadastral value is printed on you IBI bill. Your IBI is the direct eqivalent of your council tax bill in U.K. so is much cheaper. In addition you have to pay separately for rubbish collection known as Basra added together they are still less than U.K. COUNCIL TAX. if you go into the Gestion Tributaria office opposite BBVA bank they will give you details of all your local taxes, IBI, Basra, EUC, footpath crossing tax and if you own one in Spain car tax.

The tax that is the subject of this thread is is not local but national and is the non-resident tax payable if you are in Spain for less than 183 days per calendar year. It is based on Cadastral value but is paid to national government. If you rent out you pay a separate tax for those weeks that the property is let.

Without doubt that is very true. I have been told that my IBI BILL IS 2-2.5 TIMES AN EQUIVALENT PROPERTY IN AYAMONTE. In addition we also pay for the EUC again based on Cad value. I pay just less than €300 per annum.

Re: esuri john - you pay just under 300 euros for euc charge or IBI ?

Trying to get to the online 210 form but it appears to be down. It’s usually so easy to complete and submit by uploading the data file from last years return, so hope it comes back soon.
