Hi,
As some of you know I have just returned from CDS, on a property hunt.
I want to share with others who maybe looking my findings regarding the market.
I expected to find bargains galore, and the prices asked on Kyero etc being unrealistically too high with people taking drastic cuts in the asking price.
The agents and people in the know, talked up the market (as you would expect) but when i mentioned making low offers they said "you have no chance" or "absolutely no way you will get a villa for that"
It seems to me that 100,000 E is nothing on the CDS, and they talk in big numbers still for houses that are small or out of the way.
I heard of a few bargains being had, one agent took me to a semivilla in los pacos on the market for 296000E which to me is ridiculous but my good friend who is an honest agent told me that one on the same urb went for 196000E the week before (price dropped to 196k and sold in 4 days). At 196k it still seemed expensive!
Properties still seem well overpriced, and the new "brits" are the Finnish who are buying up a lotta stuff.
I made a silly bid on a villa in need of reformas that was on at 250k, my bid was 170k, they are still considering my offer. Other agents I told about it laughed and said you have no chance.
I am not disapointed but even with a few bargains around, the market on the cds still seems very dear.

A house near to us (sevilla not CDS) has finally sold this week for €100.000 after being put on the market for €250.000 3 years ago. So there are bargains to be had.

Why not try putting an advert in a local paper where you want to buy, setting out what you want, offering cash, or saying that you have funds in place to buy immediately and see what comes up.
You can offer the price you are willing pay. If someone must sell then maybe you will get lucky (albeit, at someone else's loss).
