Monte sol development, Calle guatemala
 
Hello, I am new to the forum.
I have holidayed in Ayamonte for a number of years and am seeking some information on the gated community accessed from Calle Guatemala, close to La Plaza shopping centre. I am interested in purchasing a property there and was wondering:
Is there a mix of residents - Spanish and ex-pats?
Is it mainly holiday homes or locals living there?
Has anyone a copy of the communities rules and charges?

Your comments on the surrounding area, good and bad, are very welcome.

I do not know about the developem but one thing I have noticed about that part of town is the frequent smell. It is more noticeable slightly further out of town on the opposite side of the main road to La Plaza

Thanks guesswork, I guess I need to check out the location of the sewage works and the prevailing wind.

The only sewage works I have seen in Ayamonte is just opposite the Canela Golf Hotel and there are suggestions that the smell is what caused it the hotel to close last year. I do not recall seeing a works anywhere near your proposed purchase. It would not make any sense water flows downhill and the lowest point is where you would put a works. It reminds me of our only visit to Benidorm many years ago when we would walk the length of the proms every night to get our 18 month year old to sleep (40 next birthday) and the drain smells were really bad at times so that is what may be being reported.

Our Dutch friends who live by there have not reported any problems.

Thanks J & K - good to hear that your Dutch friends have no problems. As guesswork says, maybe its further out of town towards The Parador.

I stayed in The Vicchi hotel at Canela golf once and was disappointed to see it was closed when we were booking for Hallowe'en. We stayed down at the golf hotel at Islantilla instead.

It has now reopened as the Canela Golf Hotel with some good deals available.

I live very close to where you are talking about buying and I can tell you there is no smell in this area. The smell mentioned in previous posts is from the drains that go down through the Villa neighbourhood.
I have lived in this part of Ayamonte since the end of 2005 and am very happy.
Close to shops, easy access to motorway, short walk into town.

You are welcome, sure you can't go wrong with Ayamonte, then again I am biased I love this place. All you need now is to improve the spanish to get the maximum out of living here.

It's a few years since I took some Spanish night classes and it's a case of "use it or lose it".
A revision course will be needed coupled with lots of practice.

The Vinci Hotel will reopen on January 14th.

I completely agree, I live inthis area too, and think exactly the same as you.

If you really practice,it will come back. Anyway, there is an excellent language school in Laguna Square, called Atenea, they have classes adapted tomost of the needs. This is their link: http://www.escuelaatenea.com/

Will you be living here or just for holidays? If its to live the council run a very good free course over 2 years at the Adultos Education just by the Central Hotel. If you have a little Spanish already however rusty you will prosper on that course. They also tried to get an Intercambio going but the Spanish students learning English were less enthusiastic than us older retired Brits doing Spanish. Perhaps because they were younger and had family responsibilities to go home to.

Holidays for the next three years but retiring after that. "Free" sounds good. Thanks for the tip.
