I would imagine that the site rules where you have the van would tell you this.
There is no law saying you cannot (as far as Im aware)
Some friends of ours have one on a site near Benidorm and the site has to be informed and they charge for guests.

No problem with declaring, already do accounts each year,
just need to know if I can rent out the caravan or not.

To rent out you will need a tourist licence and you will not get one of those for a mobile home.

I believe the rule for mobile homes and caravans is that the park has the tourist license, not the owner. Guests are allowed but you can't legally rent it out. Rental tax for Spanish property must be paid in Spain but if you can't get a tourist license then you can't legally rent it out and you can't pay the tax. I would steer clear of it.

Being Spain the precise requirements are likely to vary by region but try here for starters:

There two main reason you won't get a licence for a Mobile/Park home or caravan are:

1. In the typical size home (rarely bigger than 12m x 4M) the sizes of the rooms will generally be below that required to meet the standards. Bathrooms are particular problem as the minimum size is 4.5m2 whereas many are little more than walk in wardrobe size!

2. Mobile homes/park homes/caravans etc. are not classed as 'properties' and will therefore not have habitation certificates disqualifying them outright.

Right of habitation is bestowed by being sited on a legal fully residential park but you'll be very hard pressed to find any residential park in Spain which doesn't strictly prohibit sub letting.

If you want to buy a property with letting potential then forget mobile home and buy an apartment with a tourist licence already in place, there are plenty to be had.
