long term rental in spain wanted
as it says - looking for a long term rental - 12 months - to enable us to find a house to live in
need 3 bed min - detached - any area - semi rural. upto £500 max per month - less if poss.
eventually looking for 6 bed min with option to b&b or self contained rooms.

We are in Galicia, on the coast. We found four bedroom two bathroom Spanish second home - absolutely delightful, with wonderful views in a small village but 5/6 miles from two decent sized towns for €500 per month. We think we are paying over the odds as we booked it for the summer when houses in this area are in very high demand.
We have now found ourselves in a position to rent for a year the house we are thinking of buying. Fully modernised stone house, with 5 beds two baths, 4/5 acres in all for €400.
A point to bear in mind perhaps is this part of Spain is criss crossed by the pilgrim trails, so should be plenty of customers although I think Casa San Estevo could give you more info I imagine

If you want to run any sort of vacation accommodation here in Galicia you have to register it with the Xunta de Galicia. The same with some other areas of Spain, you ahve to register the accommodation with the Junta. You will have to do your own reseach on what is what in other areas.
If you wish to purchase an up and running Casa Rural then we know of a few, but how much do you wish to spend?
Reading your post again are you wanting to rent a house and turn it intoa B&B?

we want to rent to look for a house to buy and run as b&b - does that make sense?
rent for £400 and buy for between £50k and £130k depending what needs doing.
we have looked at Galicia and have been in talks with Mark Adkinson from Galicia Rustic
and we have looked at areas between granada and jean/juan(?)

Yep Mark will sell you something, but he does not seem to know much about the regulations. Of course you could run an illegal---but you would always be looking over your shoulder in case an inspector from the Xunta cames a calling.
Good luck with where ever you choose.
BTW it would help if you talked in Euros as prices here are in that currency.

But is it not every Englishman's dream to come to Spain buy a bargain and live the life style?
The OP will never be able to purchase a (Galician) business with that money. But there are quite a few ruins around here for sale, that can be reformed into something after a few years hard work.

We know Mark too - he has a lot of interesting stuff. A very nice and unbelievably helpful bloke.
A point I think is WHERE do you want to be?
Like the rest of Spain, I suspect, (and the world in general) - at the moment money talks and bullsh*t walks. Ready cash gets you a substantial discount and I am sure wiser hands will say even more so.
We love it in Galicia - the weather is changeable so we get surprises and we do not dehydrate. The beaches are endless, and not too crowded (except in the summer)
The countryside is STUNNING- there is simply no other word for it. People are SO helpful.
Food -well- !!!! I think I am in heaven (but perhaps you need to like what our daughter calls "hairy meat")

There was bit on this morning's news about house prices in Galicia and Astuiras.The official government department for statistics has stated that the houses prices have lowered 0.8%; the least in Spain.

Here is a list of the laws for each Community.

As I said before each area will have its own laws about this some cover everything and others hardly anything.
There are links from the above webpage, but some of them do not work, so it will be a case of doing some Googleing for some more results.
