Default Long Term Rental

Does anyone know if there are any laws on what furniture etc. you should have in a property that is for long term rental. e.g. if it is a three bed property do you have to provide three beds etc. or does it depend on what you put in the contract.

There are no laws concerning furniture provided by a landlord. But typically a 3-bed property would be equipped with beds in all bedrooms. Gas appliances do need an appropriate safety certificate.

Hi thank you for that, hubby can sort the gas so no problem there. We do rent another property out long term but I think we went way over the top with what we put in there.

In my experience, all tenants are different some want it all some want next to nothing and if you have too much it is difficult to store it.

I was once told that for long term lets, the Spanish do NOT expect personal items like cooking utensils (cutlery etc.), bedding nor towels etc.

I used to rent out an apartment long term.I had it fitted out with everything including a sand mat for the beach! My tenants amazingly were a very mixed lot(through a legal rental agency)from Algerian Arab,South American,Dutch,Finnish & eastern European.Maybe I was lucky but I never had one that failed to pay the rent.I eventually sold the apartment to a Spanish couple who needed a sensible rental investment.And they were keen to know that I would leave everything,less linen,in place for their next Spanish only tenants.Since I didn't want 2 of things I already had,I was leaving practically everything for them to continue.I can only think that Spanish,or indeed others,expect this when they rent unless stated,you do often give an inventory to your rental agent.
