l' olivereta valencia
 
Hello, my partner and i are intrested in a flat to rent in the l'olivereta area as we are moving October this year. Could someone let me know if it's a nice area to live and how many stops it is to the city centre. Any information would be really appreciated. Thank you.:D

never been there but am in Valencia thursday so can look at tube map for you. Just googled it & the Ibis Alfafar is in Olivereta, so its on the main road south of the city.

If this is true then the area is dominated by the commercial centres on a 6 lane main route into & out of Valencia, very scenic! also a few brothels on that road - you can´t help but notice.

For me it would be a nightmare but I suppose that elderly couple living in the Travelodge on the M1 would love it.

Sorry to be negative but its not staggerable distance to some cheap Spanish bars/tube/beach so I´d avoid it.

Hni, you are one helpful person. Thankfully that apartment fell through. Some guy tried to con me out of money on an internet website and get me to send money through the post before he sends keys. I cant believe the nerve of some people. Ive still got time to look into different areas before moving in October so any information about areas not fa from city centre would be fab! We like parks and open spaces, nice bars etc. Thank you.:D

I just looked on Holiday-rentals.com & there´s a flat (ref 70811) free all winter. Its on at 400e per week or so but no takers so I´d try a v cheeky offer. No tube in that area though but its v Spanish.

If it were on long term rental it would be 750e pcm tops & even then you could do a lot better. I´d get started for a month or so somewhere like this.

There´s also a serviced apartment hotel just by science park, you get a room plus bathroom & kitchen. Can´t remember the name though.

The Ibis at the airport is 60e per night, also Holiday Inn express by science park is only c 80e per night. At least it will get you started.

Valencia rental listings are all in a weekly mag, looks like a phone directory & is sold in kiosks but can´t remember the name.

If you want a suggestion, then you can't go wrong with Moncada. Its not really on the main subway line is located on the yellow line, but its well linked about 20 minutes to the centre (red line) an hour to the airport (red line/green line) It is also possible to change from Yellow to Blue (tram) in order to get to the city beach, if you like that sort of thing.

The town is very quiet, a lot of 'old man' bars and a few places to eat. There is an English school about 20 minutes away by car, but not sure about flat rentals by plenty of 'houses' for sale.

hi. do you actually want to live in valencia city, or on the outskirts? its a mighty big city, with loads of areas on the outskirts all with metro stations. depending on where you really want to be will dictate the prices. Whats your view of communting times to the centre compared to your resilience of finding a parking spot in the city?
we live outside valencia and regularly use the metro to get into the centre. cheap at about €1.20 a journey.

Hi thanks all for great advice. Changed mind about oliverata. I do want to be central but will easily jump on a tube. Ive heard jesus and patriax are nice areas. Basically we want to live somewhere safe affordable and dont mind getting on a tube into centre. Poolboy i have to say you have given me fab advice thanks ever so much.:thumbsup:

Glad to be of assistance.

Jesus is nice, Bar Cuenca super cool - its just off Calle Carteros, best sangria & kebab I ever had. Nice & rustic bars, ie, cheap. Only 2-3 stops in. Parking is a nightmare & double parking the norm. Deffo a v Spanish area & you won´t hear a word of english or german. 20 mins safe walk to centre. Bad tube accident last year here but don´t let that put you off, probably safer than ever now.

Patraix is a bit further out but on the main ring road so easy access out of town to the beaches/airport. Basically on the same road as Jesus but a bit further out. Blocks here tend to be more modern & some have pools & underground parking, more space & a bit of garden. Some nice pavement cafes around but less so than Jesus as Patraix is newer & less established. New hospital in neighbouring area may put a squeeze on avail flats to rent. Seem to remember taking overground to Patraix as well.

These are the only 2 areas I know in detail. Going rate to buy a good modern 3 bed 2 bath was c 250 ke at the peak in 2006, must have come off a bit now but they were being snapped up 2 years ago at this price. Rentals are c 650e pcm tops, 500e more likely. Any more you´ve been skanked!

Hope it helps, given the choice I´d go for Jesus but I doubt there´s much avail there. Spanish don´t tend to move much but there´s always someone having to move for work etc.

Benimaclet also worth looking at, near beach & uni so loads of bars. Good tube connections, v rustic, good cafes.
