if you are buying in Spain you need to hurry.....
Average spanish house prices increased by 5.12% over twelve months to the end of June this year, up from an increase of 2.65% at the end of the previous quarter. Over three months house prices rose by 2.8% in the second quarter. Peak-to-present, prices are down 29% according to this house price index.
Explaining the latest figures, the report from the Registrars says “these growth rates are clearly getting more intense,” and that “everything indicates that the gradual decline in average prices are increasingly a thing of the past

Are they, I've been following he market closely and there doesn't seem to be any indication of this, in fact houses are still being reduced. I will be buying early next year but I won't be hurrying up.

I think at best the decline has halted/ slowed up

Middle of the campo and prices haven't altered here in 6 years. Houses that were up for sale for 200 thousand then are still up for sale at the same price now 6 years on
Seriously the Spanish have this thing about discounting houses. They'd rather sit on one standing empty for donkeys years rather than reduce its price.
Having said that, the family of an english woman in our village has put her home up for sale after she died. She bought it in 2007 for 262 thousand euro. The family have listed it in an estate agents for 82 thousand but still no takers after 6 months.

I have a growing feeling that much depends on the Agent. I have an apartment in Frigiliana. It has been on and off the market for five, nearly six years, nothing, hardly any viewings.
We have had a little time off the market as we thought we had sold it privately but the purchaser died, so back on with a new agent.
Since May 15th he has had to fit in with holiday lets but has got nine viewings and three offers. Two offers fell through for reasons various, but we have high hopes for the latest one. It is at our bottom line which is only 30,000 below what we paid.
I see the market as active.

Consumer confidence continues to grow in Spain......... say no more.
This improvement is due mainly to more positive assessments of the situation regarding household economy and employment, and August is the sixth successive month with an index of over 100, according to the national Sociological Research Centre.

JonX are you an estate agent ha ha it's all good news at the moment especially for the sellers and the buyers can still bag a bargain (inland)

Again it depends what you think is a bargain. A property that will cost 2 Million might be a bargain for someone and the apartment that will cost 30K might be overpriced for someone else.

It goes on to say the recovery is limited to the "best areas" and "despite the steep upward curve of house prices in recent quarters the Registrars say that high levels of growth in the coming quarters are not a given."
In fact the entire article is an expression of hope for a recovery and not a report on an actual recovery.

Dizzydee, we all know the "best areas" are by the sea. Inland is still depressed but who buys inland anyway? its cold in the winter and ridiculously hot in the summer...... most of the transactions are coastal properties which will spread inland once the Brits are priced out

I'm sure many people happily buy and live inland but, regardless of that, it doesn't alter the fact that you found an article expressing hope for a recovery and posted a selective quote from it urging people to "hurry up" because a real recovery was sweeping across Spain. "Things are looking up", you said. They aren't.
It isn't a real recovery and jogger got it right earlier. There is no need to hurry.

Prices still falling quite a bit as of June according to this link.
It appears to be foreign money that is boosting some sales in desirable areas.
The Spanish themselves in general are no better off, probably worse in fact, if lower wages and slave labour temporary jobs are taken into account.
