Default IBI Property Tax (Impuesto Bienes Inmuebles)

Ok it's the dreaded 'pay-up-or-else' tax bill. IBI is the property tax - which where we live is averaging about 320/400€ p.a. I asked for info at the SUMA office but got little detail as to what this is REALLY FOR and how it is calculated.

Can you lovely expats in Spain enlighten me (and others no doubt).

Think of it as the equivalent of the UK council tax, and it helps pay for the services you get in your area. No idea how it is calculated, probably on the size of your property.

Yeah, we have been told it is for services but as we don't really get a lot of services on the Urb., we think it's a bit steep?!?

Yes we get stuff like council admin but we have no street lighting, streets are never cleaned and the minimum of rubbish collection. Once in a blue moon the policia drive round... How do we compare to other?

I'm in the campo, have no street lights etc. but obviously have access to police, fire service etc. We pay 850 euros!!! I wouldn't say our house was large by looking at others in the area BUT, we are completely legal in that the pool, garage, outside kitchen etc. are all declared.

We have daily rubbish collection. The approach roads to our area are quite potholed. We do have street lights and the police patrol regularly .... €400 a year

When I compare the IBI on my Spanish house and apartment to the council tax on my remote unoccupied Dorset cottage I don't complain.

You lot do pay a lot!
Here we have a 7 bed-roomed house plus 2 lounges and about 3000sq. M of land. The village comprises of 4 houses and the streetlight (yes one) does not shine on the house so we do not know if that counts. The road to the house is public and the bin is less than 40 M away from the house. It is emptied one every 2 weeks or every week in the summer. We run a business from the house.
Our IBI is a grand total of 60€ per year. We are not complaining.

Don't forget, in the campo, rubish (basura) collections are taxed separately. Ours is about 80 euros/year (from memory)

We do not pay any extra for rubbish collection...but the comments about how much others are paying got us thinking. We are not on mains water and we have a septic tank so no mains drainage. Maybe these are the reasons why our IBI is so low.
