House renovation to possible bed and breakfast
 
Hello

I am curious how and if it is possible to convert a house to a bed and breakfast. I am aware of renovation permits for building but how and is it legally possible to
Convert into a b n b. Is there a certain license required . Does anyone have experience of this ? Any help advic e wellcome.

Yes, you must have a licence (although that is not to say that everyone does ;))

To get a 'Casa Rural' licence is EXTREMELY difficult. I know someone who jumped through hoops (one problem/issue after another) and after 4 years was told he didn't have enough land anyway!

The licencing requirements vary greatly from region to region. Here in Mallorca, for example, it's quite encouraged to get a licence, and if it's a detached rural property, you'll very likely qualify. Apartments can also be licenced, but it's much harder to do, and you need written permissions from every owner in the building.

There is a "points" system, every amenity you provide brings you "points", and you need a minimum number of points to qualify. You get points for things like a pool, ensuite baths, glass doors on the showers (instead of plastic, for example). Kitchen accessories such as a juicer, microwave, etc. You need 2 baths for every 3 bedrooms... Blah blah... You need a manual in 3 languages that has all the critical information about the house, emergency numbers, contact info, etc...

You also have to pay 19.5% tax on your gross rental take. But if you get caught without a licence, the can fine you up to €40k plus back taxes... So it's generally a good idea.

They want the money, so as long as you meet the basic requirements, they're generally delighted to give you a licence.
