Hondón de las Nieves - Urban Plan
I've just been reading an old thread about possible land grab in Hondon.
That thread is now closed so I cant add to it - but as I am/was considering buying a villa in the Hondon Valley I'd like to know if there are any potential problems ie land grab.
I hear about a proposed new road to run through the valley & also more urbanisation.

I would be very careful. I suggest you visit the town hall and ask their advice on what is being proposed.

What may be fine at present with the planners may change at any time.
I think I will have to look elsewhere as maybe then I'd be able to sleep at night

Hi, TLM, We have lived in the Hondón Valley, on the outskirts of Hondón de las Nieves, for 5 years and love the area and our house. The plans for proposed changes to roads and approval for more housing are readily available to view either at the town hall or on their web site. The main plan is for a new road which would bypass the village. There is approval for more houses on the urbanisation. I do not live there but would be surprised if they chose to build more but, even if they did, I cannot see that as a negative. There is also approval for a golf course on the outskirts of the village on the road to La Romana. Personally I would love that to happen now but in reality I believe this would be something that would be well into the future. There is no `land grab ´but it would be wrong to suggest that no existing houses will be affected by the proposals if they are implemented. I appreciate your concerns but given the time involved in planning and the time to deal with with objections and concerns before receiving approval it is wrong to believe that the local government are going to make changes now. Areas involved are so clearly marked I would suggest that you speak to a lawyer and estate agent who work locally rather that turn your back on a beautiful place to live. Proposed changes are not necessarily a bad thing. The council have just completed a cycle path, for example, making cycling from our house to the village a lot easier. For golfers a proposed course is a huge bonus ( and a good thing for house prices) a bypass would remove through traffic and an increase to the local population would mean increased funding for local services. I would again stress though, that the term `land grab´which rightly concerns buyers in Spain, and refers to houses built on land without the appropriate planning permission, is not the case here. It does not matter which country you live if your house is on a proposed new railway, motorway etc. then your are going to be affected by `progress´. (Not always progress for the good admittedly). When we bought our house 5 years ago we were made aware of the proposals for the area and were advised even then of the new road and guided away from one house in particular located in the country on a plot which could find itself close to the proposed bypass. The area suits us perfectly and there is nothing in the proposals which concern us at all (not to suggest that it is not a concern for some current residents). We are 20 mins from our golf club, 25 from the airport, 5 from the village, 10 from a town and 20 from a large shopping centre but enjoy a very relaxed lifestyle in the countryside. I speak Spanish and find that I have integrated very well into the Spanish way of life and certainly have no intention of moving from a beautiful area with the added benefit of a very pleasant microclimate (that said it´s pouring with rain as I write this!) Whatever your decision I hope you enjoy your new home, wherever that may be.

as a Hondon area resident I can concur with the above. You have really nothing to worry about. Long term proposals are made all the time with councils here and the UK (worldwide). I would expect any area to think of the future. But in reality here, there is far too many houses and land. I know of no land grab what so ever and don't expect to see any. This is a very rural area - not the mass and dense tourist area.
The original thread was a lot of panic and worried people, let I believe the then opposition. But ease your mind and like us just go see Maria Elena in the townhall - an excellent resource for expats.
If (and I doubt it) the village is by-passed by a new road and the golf course ever gets built, I and many others would welcome it. The village deserves a bypass and so there may be a few houses near the village that are affected... well I regard that as progress!
Come live in this very peaceful and friendly area. Best advice whether you buy in Hondon or Hong Kong - choose a house you like and get a good independent solicitor to check all the deeds and land details.
It would be nieve to base your next move on the gossip of an Expat Forum and not the experts in the area, esepcially something written years ago !!
