Help finding property
 
Good afternoon all, I am moving to ciudad real in August with my fiance and baby. We are looking for properties to rent in the area for under 400 euros 2 bedrooms and a terrace we have contacted some properties but not getting a reply please can anyone help thank you

For the price you mention you will almost certainly have to deal directly with the owners in Spanish. It is normal for owners to expect a Two month deposit plus One month advance. It is also perfectly normal for owners not to expect bank references, or offer contracts - some will shy away from possible tenants expecting a contract. The colour of your cash is the only important thing. Spain still operates this way much of the time.

You could try taking your chances by contacting owners in English. Most will not reply, those who do will probably bump their price up.

If you go through an agent they will expect a fee equivalent to One months rent. For this you will get a contract, but you will also pay a higher monthly rent than dealing directly with the owner. To cover deposits and fees you need to budget 4x the monthly rent to move in.

The best option is to be in Ciudad Real and meet people. Make an informal agreement with an owner. If it works out after a couple of months, then ask for a contract.

Very hot place during summer. Cold in winter. Go for air conditioning if you can afford it.

As someone who rented out an apartment for several years I would tell you to go through a proper rental agent.Nowadays all landlords have to have their property registered as being a rental unit.We do pay a lot of that rent into the Govn's coffers which is why there are still people renting out without doing so.It is up to you.I prefer to be legal & the contract means each party,landlord & tenant,have a secure arrangement.My tenants also knew I could be contacted should there be a problem.You haven't a leg to stand on if you go"cash in hand" to someone who wants to avoid paying his dues,& you have a baby to consider.Perhaps instead of a 2 bedroom,as you have a baby who can sleep in your room,could you not go for a 1 bedroom at least initially till you see how things pan out,which would most likely be within your budget.
