Don't ever use a lawyer recommended to you by the agent...or anyone the agent knows. Don't expect a lawyer here to indemnify you against anything that goes wrong. Make sure you have someone completely independent who speaks perfect Spanish and English at the notary's office. But before you do any of that, ask yourself why you want to 'own' your house. It can actually cost you more in local taxes and community fees every year to own a house than a rental would cost you in the same year. How old are you? Yes house prices are cheap right now and yes eventually they will balance back to a better price. But if you're looking to make a profit on the upturn consider that the upturn may be over a decade away, Maybe two. Will the wait be worth it? Even then, it may better buying in a small village with good neighbours and a smaller IBI and no community charges.
As for renting, In our village I notice rentals of 2 bedroom houses are going for 200 euros a month. Nowhere near the coast of course but anyone wanting to get a flavour of living in Spain could do worse than get their rental for under the cost of a community charge for a year. Maybe try six months inland and six months on the coast to see which suits better.

We have our place on the market again because our buyer dropped out at the last minute. We insisted that the deposit be paid to us not the agent and that the buyer agreed and signed that they would lose the deposit if they pulled out. One day before the move this happened. A disaster with everything packed ready to go........ Certainly as a seller this is the only way to go........This is serious nervous breakdown stuff and we still haven´t started to unpack completely. No deposit in YOUR hand no deal! Do NOT allow the deposit to be left with Lawyers or Agents etc, You are the ones that will have been stuffed big style, not them. We obtained all the docs necessary for the sale not them........................Unless you have a noose around your neck, price the place to sell and wait it out.
