Hard information wanted on the property market in Marbella

I am considering a potentially significant property purchase in Marbella and would like to identify someone who is very knowledgeable about the market in properties of the type that I am looking for, but is also completely independent (i.e. no kickback for pushing me towards a particular property).

I am prepared to pay a fee for the opportunity to discuss a potential purchase with someone who matches these requirements, but how would I go about finding such a consultant (for lack of a better description) ? I could probably judge for myself whether someone has the relevant knolwedge, but how would one ever find a consultant who was completely independent ?

Do such consultants exist as a recognised type of business in Spain ? I suppose that the UK equivalent would be a 'property finder' or 'buyer's agent'.

Personaly if spending 500k plus I`d contact Knight Frank www.knightfrank.es or Savills www.savillspain.com , as you may know they are both agents but are also major players who never knowingly sell dodgy properties , they will definatley have advisors who you can talk sense with unlike the other 99% who are mickey mouse players.

Thanks, but Savills don't operate at all in southern Spain (according to their website). Knight Frank offer all of 8 properties in the whole of Andalucia, none of which are in Marbella and none of which are over €500k. Hardly the specialist local knowledge that I was after. Also, I don't really seesomeone currently operating as a sales agent as likely to fulfill the indpendence requirement.

I think that would be impossible on the CDS.

I used to work with for InfoCasa (Real Estate Software) and know nearly all the agents on the CDS, the good and bad ones.
I would trust about 3 in Marbella, not saying the rest are bad but these are the ones I would use.

You seem to be missing the point , as Savills dont operate on the CDS they will not be biased, they have consultants who can advise you on a big purchase and effectivley act as your purchasing agent , as for Knight Frank , they have greater resources than any other operator in Spain/the world! Call them both ,I`m sure you wont be dissapointed , no individual will be able to offer anything near these companies.

It's impossible anywhere

I wouldnt trust any estate agent whether in the UK, Spain or anywhere else to give me advice on a property purchase.

I use Savills in the UK and they are very professional but I cant see why they would even want to give you advice on what's going on in Spain. Unless they had something on their books they wanted you to have.

Why would blue chip clients be buying residential property?

Makes no sense

Commercial and residential property are quite different

Agents like Savills and Knight Frank have hundreds of properties they don't even advertise, the majority of the real quality properties get circulated around a "list" of clients who for a variety of reasons don't want to be known to be in the buying game. If you are GENUINELY interested in property of that level (oh and over 500,000 isn't that special I'm afraid) then just contact them.

I know Savills are definitely in Sotogrande, OK, not exactly the farthest southern tip of Spain but its hardly the North!
