Hello
Everyone
Very long post.my name is Kelly I am 38 married to enda 36. We have an almost 3 year old little girl nancy( we currently live in Ireland ( I'm from the uk enda is from Galway)
Up until getting married 5 years ago I had travelled extensively as a private twin and triplet specialist maternity nurse( Mallorca, Rhodes,Crete,kos,Norway,Switzerland,Germany) i am now a stay at home mammy in Galway.
We have decided after a pretty tough couple of years it's time to change the way we live life.
I have recently been undergoing tests for MS which thankfully have shown I am fine however I have been diagnosed with reactive arthritis and early menopause. I find it hard to exercise but find swimming and walking helps.
Enda my husband had just had tests for bowel cancer which thankfully are fine but he has been told he needs to eat good quality non processed food.
Nancy our little girl just spent 10 days in hospital with pneumonia.
We have decided to look on all this as a blessing( things could of been so much worse) get off our bum and finally move.
We decided on Spain as we feel it's probably the lifestyle we need and want. We do everything as a family and we need somewhere that loves children,we also love Spanish food and wine.( I don't eat meat but eat fish)
Ok so the areas we have been looking at are Granada,almeria ,jaen,Malaga,mercia.
We are learning the language now and hope to move 2018 rent for around a year and then buy.we will be coming out a few times this year to look at areas
Things we need or would like
Ok so first of all we are on a budget we only want a small mortgage( doing a place up isn't really a problem enda and my dad are engineers my dad electrical and enda's brother is a builder

We would like to be in a village with at least a shop,tapas bar and a doctor or clinic

We would like to be near some water for swimming lake,sea,river

A property with a little land to have a few olive/fruit trees and chickens

A mix of Spanish and expats

A decent school( would not mind a local Spanish school)

Around 30-60 mins from a beach

Around 30-60 mins from a hospital ( Mam and dad will come out for winters they have a couple if health problems)

2/3 hours from an airport that flys to Dublin and Newcastle) enda will do a 4 day week in Galway

Think that's about it, please let me know your favourite places and where you think might suit us x

You would have to do your own homework or leg work, but I remember reading this blog once only because interested in visiting the waterfall nearby, do not know anything about the writer but have been to Coin a few times.

Well if you can get a ROI passport things should be more settled for you all, You need to go over there and travel around for a month or so and find out where you like , I`d be very surprised if you could get a mortgage , if you did how would you repay it ? employment is very difficult to find even for the Spanish , I`d say rent for a year then see how you feel then .

I'm a bit confused ( why would it be a surprise to get a mortgage) enda has a good job as an engineer which he will keep ( I can always do a month maternity work if we need extra) or work in nurseries,hospitals etc
We have saved a bit of a deposit and would be looking for around a 5 year mortgage )
Enda and Nancy both have Irish passports and my grandad and nanna were Irish so I could get mine( if it's worth it)

I would have thought that getting a ROI passport if you have the opportunity, so that you would not be effected by any of the adverse outcomes of Brexit, would be a good move. Then you would still have the right to stay in Spain under the free movement rules and not just rely on your partner's status.

Investing in property in Spain is a not smart move financially at the moment because of the uncertainty in the market. Besides, renting at the start will give you the flexibility to relocate nearer to schools, work, broadband, etc if necessary and if you don't find your first location meets your hopes and dreams. Buying is easy but selling can take a very long time so you can end up stuck in an unsuitable location if your circumstances change.

Given that the cost of an Irish Passport is substantially cheaper than a UK one (when it comes to renewal would be a good time perhaps), there is that advantage also.

My father always said - The best time to invest in property is as soon as you can afford to! its my belief that now is the absolute best time to join the hoards of foreign buyers buying in spain. Greece not so much but anywhere else is a fair bet. Prices along the coast are seeing a steady increase in the last 18 months, and really the spanish property market has only one direction to go and thats up. Ive invested many times in property and always someone was trying to tell me not to, its a bad time, ... im glad i didnt listen, they have never been right yet.. I would also say you are very mortgagable especially with a deposit and on a short term like 5 years, i would think the bank will roll out the red carpet to take your investment.

You sound like a desperate expat estate agent , What are you basing your theory on ? they have no jobs in Spain and banks dont give out mortgages to foreigners like they used to, I`d wager they have no chance of getting a mortgage.

He fella is an engineer, no doubt on a great wage. They are highly likely to be mortgageable. I know its annoying when someone disagrees with your opinion but that is mine. We may even find out soon enough of they apply. 110% mortgages are available at 2.2% from spanish banks, that tells me they are open for business.
I should probably let you know that im no estate agent i run a groundwork and plant hire business but have a small buy to let portfolio, so i have a fair understanding of financing property

A new apartment block is being built within a mile of my place. It is 100% sold before completion. My guess is at least some of them aren't cash purchases. Some people are managing to borrow money.

Being cynical doesn't that seem very odd to you? its could be one of those "investment" scams , a friend lost around 25k euro on one.
I`ve seen hundreds if not thousands of unsold unfinished apartments along the costas

Sold to who? many of those sort of apartments are 'sold' to the developers, just so that they can say it's 100% sold I lived very close to a group of three apartment blocks, all apartments had been 'sold' but only to the developer, only the penthouse had genuinely been sold, and that was to a British footballer who only spent a week in the place before deciding he didn't really like it and put it back on sale he wasn't even getting any interest at a price of 50% of what it had cost him. Because of the fact that none were occupied, then there wasn't enough money coming in for more than the very basic gardening and cleaning, and that was the reason that the other apartments were not saleable.

The block I am referring to is one of 4 currently being built around here. The second hand market is thriving too with 4 apartments I know of spending no more than a month up for sale before going.

To answer the questions directly....

1. Being cynical doesn't that seem very odd to you?

No, not at all.

2. Sold to who?

I've no idea. But I do know somebody who approached the developer after first being told by an agent that they'd all sold. The developer confirmed it. It seems odd that they would turn people away if they hadn't in fact sold them.
