finca and land tax
i bought a finca 7 years ago left it 6 years ago, since i owned i never farmed it or anything, there is no house, building or planning to build its just rustic land.
my question is should i have been paying tax on it.
also i have someone interested in renting with view to buy will i have to pay it then or am i best just to sell it, or get them to pay ant charges

We have to pay tax on our land at rustic land rate and then on the area that is built on we have to pay tax at urban tax rate. So I think you should have been paying tax on it. We found out after 4 years that it was up to us to go to the local castral office and supply them with our details so that we could be billed, we had to pay 4 years back tax but I believe this is the most they can charge you. In our area it is a very low tax on rustic land whether it is used or not.

We have 8000m2 in two plots. The big one is built on and we pay normal urban IBI. The second attached plot is about 1000m2 and the tax is €1.40 a year.

If it just a plot then, yes you do have to pay IBI, but if there is no building on the plot it will be very low, maybe a few Euros.

It gets worse than that. After we moved in we didn't get an IBI bill for the small plot.
After 2 years we got a hand delivered demand for payment including a 20 cent fine for late payment!

My 6500 Sqm is divided up into sections, each is given a purpose such as house, pozo, Olivia, etc. and each is then charged at the appropriate rate, the house being done separately, it is all then summed and comes on one invoice (this a change it used to be two).

Mine is .7% on a C.V. similar to Freds in that it is about 25% of a realistic (giveaway) sale value.
