Does anyone know if it is possible to put an extension on a villa in the Costa Calida area?

Probably, just ensure you jump through ALL the hoops and make sure it is all legal.

This is my concern, I've just returned from a trip to Murcia and was told by the agents that it is possible to build an additional room on a villa, however, when having a general chat to one of the residents there, I was informed that extensions cannot be built, so slightly confused and was hoping for some clarification.

GET LEGAL ADVICE and not use this forum for such things, you will get as many answers as people reply, contact the relevant town hall, agents will tell you anything to get you to buy, particularly in the current climate for house sales.

Thanks, I have contacted solicitors, still awaiting responses, hence why I thought I'd enquire here if anyone had any information.

In theory on an urban plot you should be able to carry out an extension. You will need a major works building project put together by an architect. This is presented to the town hall planning department for approval.

There will be local limits on exactly what you can and can't do depending on your actual location and existing house but an architect should know that.

Don't waste money on a lawyer at this stage - an architect will be cheaper and better informed or a gestor that specialises in property.

If you are on an urbanisation there may be additional rules - the president should be able to advise you.

I agree entirely with Fred. Each area and urbanization will have their own rules.

Get a good architect and pose the question. Remember also that architects in Spain are also the project managers and will process all paperwork for you but, more importantly, liaise with any builder. This will mean formally signing off on any work that is done, arranging stage payments and getting the necessary completion paperwork. ALL of this is included in his fees. (I'm not sure if this is law in Spain but it's certainly what happens - don't let anyone tell you otherwise!).

Lawyers will not be of any help at all.

Never believe what an estate agent says, they will say anything to get a sale. It is very difficult to get permission for anything right now. Depends on ratio size of house to plot and lots of other local regs. Why bother when there are lots of other properties in all sizes. Even if you do get licences there are loads of hassles, not to mention unforseen costs.

Jackytoo and Fred have pretty much covered what you are asking. And what they are saying is pretty spot on. You will need a building permits from you local town hall and possibly your urbanisation.
