Escitura / property registration
Wondered if anyone knows what the following text in my escitura / property registration document means as it doesen't translate literally.
Some of the letters below are missing their special characters as mine is an British keyboard.
La finca QUEDA AFECTA, por plazo de DIEZ ANOS, a la "limitacion de transmission inter-vivos" en los terminos que establece la Disposicion Adicional 2a de la Ley38/1999, de 5 de Noviembre, de Ordenacion de la Edificacion.
I have the idea it is simply a buildiing guarantee period. If so can this be a problem to sell without a guarantee?

I looks like the 10 year insurance guarantee that all new buildings require.

Essentially, if you are the promotor yourself (rather than just buying from a builder) then you do not have to have the insurance. If you don't then you cannot sell the house for 10 years unless the buyer agrees that he accepts that fact.

I have been to Spain many times...I now have a chance at swapping my Uk property for a villa on Costa del Luz.... El Rocio does anyone live in this area I would love to find out more. We are retired.

I've never thought of El Rocio as Costa de la Luz but, if it's the town north of MatalascaƱas you are talking about, then yes, we live in Villamanrique almost next door.
