Dear all
We are thinking of buying a really nice villa in the Beniganim area of Valencia Province.
It's a fantastic villa with 4 double beds, aircon, pool, 2 lounges, 2 bathrooms, large terrace and lots of land. It's got a superb kitchen, outside kitchen and lots of parking. It's in a quiet area with a few other villas scattered around. It's about 30mins from Gandia beach.
The villa really is a great property, in excellent condition.

Unfortunately, we will have to rent this as a holiday let to get some money back on the investment for the next 5 years or so. We will be obtaining a Tourist License.

My question is, do people from the rest of Europe holiday holiday in rural villas like this? I know us Brits generally like to be very near a beach, but I have read that Dutch, German, French and Scandinavian tourists aren't so focused on this.
I wonder if anybody has successfully rented properties such as this, particularly in the Valencia Province. What are your thoughts and experiences?

Absolutely they do.

Many tourists hate being by the beach on a regular basis. 30 minutes away is quite close enough for many.

Just make sure the property is fully legal with habitation licence etc.

Depends what type of person and I doubt it has anything to do with nationality. For example most Germans I know would prefer being near the ocean in Spain, as they live inland (Frankfurt) and would only get to see the ocean when on holiday + if they want hot and sticky, could stay at home. Like any location, it just depends what else is on offer and what makes your place stand out from others. Your best bet would be to look on sites such as airbnb etc. Check out how many villas are available in area and how often it's been booked. I don't know if I would pick that area as an investment to be honest, but just depends what your expectations are and how much money you expect to be making.

There are quite a few illegal builds around that village (many others as well mind) should access be via a dirt road.
In the campo areas surrounding, those small midge type flies can drive you insane.
On the Quatrotonnda side there is often a very bad smell (or used to be) from some kind of chemical place ?

All IMO of course.

Fortunately, all the paperwork is in order and it's fully legal.

Snikpoh - do you rent properties for holidays? I'd be interested to know what you would be able to rent per week for a really good quality villa, with pool etc.

We have looked in the village areas around and there's not a great deal on offer as a benchmark, until you get within about 10km from Xativa.

How much will the villa cost to buy and for how much can you rent it out and then compare with other areas across Spain. While some people avoid busy beaches, even 5 minutes drive away from main resorts can be peaceful, so as an investment look at the wider audience. Can only compare with our area and looking around there are so many properties available and we're around 5 - 10 minutes drive away from coast. According to Airbnb you can probably expect €241 per night on average right now for 4 bedrooms where we are, but how often is it booked and that's probably only during very busy season.

Have you checked out Anna & Playamonte as these villages are very popular with Spanish renters on a site like CasaRural.

I am sure it is at a good price to buy.Lots of land which is fine if you have a lot of goats.I don't mean to sound too negative but my business HAD to be in a rural location & we had lots of land also.Fortunately some of it was turned into a Pets Cemetery which used up a bit & didn't require watering. You would be hard put to create a market garden,although you could consider an olive or almond grove which doesn't need much water. Of course,as previously pointed out,the insects are constant & in huge numbers.I know as I have been bitten/stung by every species including a preying mantis,a creature that supposedly never attacks humans.Fresh blood(your renters) signals a feast.You really have to be sure that you are able to get enough clients if you are depending on an income from your investment.Please don't rely on what you see on British TV as to it's rental potential as the bills have to be paid for 52 weeks each year.

Thanks Dougal03 - to be honest, I'm caviar to all biting insects so I get attacked in Valencia city (and in the UK).

I usually find that a good spray of repellent does the job - although I'm not sure if this will work for a mantis!

Thanks to you Number 6,for your advice about insect repellent sprays. I guess I am the odd bod because even after 30 years the critters still come after me.I live now in the town,my balconies are full of plants like lavender,heather,chives ,rosemary etc. Was told that taking yeast tablets daily helps,am now afraid to stop eating the darn things incase I am a fresh target for even more attacks,although I did stop chewing the garlic cloves as I found I was no longer invited to the pub.However any further suggestions for a remedy is very welcome.

I would say that really an easy 20 minutes drive is the maximum for most families looking for a holiday villa rental, unless the villa has something outstanding about it... ie the view. Check this out yourself on AirBnB

I will also tell you something else - It is very difficult to get a tourist license on non Urbano property.. In general you have to apply for a change of land category. Generally you will only get a tourist license on Urbano property in the Valencia region not rustic. If you buy a traditional building in a rural setting, you may be able to go for the classification of Casa Rural

Up to last year it was optional to have a tourist license in Valenca if you only owned the one villa, ie it was your holiday home.
Now it is compulsory that all Villas and Apartments let to tourists have a license and conform to certain standards.
