The poster is selling so less risk so long as they get all their money at the point of sale , sounds like your friends were victims of a clever fraud, did they buy on a private contract through a gestor? this is a very big no no as you never really own anything especially if the contract has not been notorised.No escritura / nota simple ....walk or better still run away.

No you don't need a lawyer you only need a notario and you can go to any one and simply ask how much they charge and what taxes have to be paid. You can usually find one who has someone who speaks English and they will tell you what paperwork is needed. Otherwise you need someone to translate for you. You don't need an agent either. elspeth
