Default Do I need a lawyer when sellling my property?

If I manage to find a buyer for my house, I am trying to work out the costs involved. The only cost I cannot work out is the legal fees.

I have read that there is not much to do when selling and lawyers seem to want to charge 1% of the selling price.

Do I need a lawyer?

Do the agents do some of the work?

Technically you don't, however all the paperwork has to be drawn up and that is not that easy, especially if you are not experienced in any way. It is more important to have one if you are buying.
Most Gestors do it and they tend to be a bit cheaper.
This is Spain and property can get very complicated and this is a lot of money we are talking about, my advice, get proper legal advice.

I would agree with that. Lawyers are expensive and unnecessary as a Gestor is well trained to do all that is needed.

All I would add is please make sure that you have someone you are comfortable with doing the translating for you if you do not understand Spanish.

Where did you read that???? I have been quoted a flat fee 1,000€

just like any other profession

a gestor near here was implicated recently in a fairly extensive illegal build scandal

Many are unreliable, many have no formal training ,some are dishonest, thats my first hand experience so it`s also a fact..

The same applies to many solicitors also.
You did not say in your first reply "in your experience".
I do not think it fair to the OP (given his question) or to Gestors to claim that they cannot be trusted, because that is not factual information.

Be careful...be VERY careful. Friends of ours bought a house, lived in it for 4 years then sold it. They moved out while the paperwork was going through and the Spanish guy they had bought from moved a relative in and said he still owned it. Obviously the sale had to be aborted and they (well she...he has since died, sadly) are still trying to establish what happened and how.
