Default Difference Between .....

Can anyone tell me what the difference is between the Valor Catestral and the Fiscal Valor? Getting very confused. Help gratefully received.

And what will happen if I sell at the valor catastral value (or just above) as it isnt worth any more?

I don´t know the answer to your question, but I know that a house has many different "values":

Fiscal
Catastral
Bank value (for lending purposes)
Sale value (what someone is willing to pay for it).

What do you mean by "what will happen?"

The valor fiscal is the highest of these three values:

Valor catastral
Price of purchase
Any revised figure imposed by AEAT

If you sell a property at a figure that is considered too low by the tax office they will challenge the value declared and make a charge on the purchaser for 7% of the difference between the amount declared and the assessed value of the property and will pursue the seller for the difference in the capital gains tax paid.

If the underdeclaration exceeds a certain percentage there will also be fines, surcharges and, possibly, even a prison sentence.

Thanks for that - cheered me up no end!
I have kept all documentation pertaining to trying to sell my garage to show it is impossible to sell at the value they say and that other garages are being being sold for considerabley less, so will defend any action they try and take against me. Fingers crossed eh. Makes me mad, they are prohibiting me selling something I no longer want, need or have use for as it 250 kilometres away for a start! Let you know how it goes!
