Costa Esuri Charges
 
Hello

My name is Andre and im from Germanya and I am interested in buying an apartment on the coast esuri.
But I would like you confirm these numbers that I have been provided:

IBI annual impuesto sobre la vivienda € 319.71
Taxa annual Solid Waste € 46.06
Cuota of conservación of Costa Esuri € 62.33 every 6 months.
Cuota of comunidad € 101.59 every 3 months.
Cuota of intercomunidad € 31.35 Monthly.

total charges - 1273 € / year

condominium - 80 euros / month = 960.00 € / year

total = 1273 + 960 = 2,233 euros.

I would like you confirm these values.

Monthly water (normal consumption) ???
Monthly light (normal consumption) ???
Monthly gas (normal use) ????

Not sure what the condominium charge you refer to is - I think it may be the same as the community charges in which case you have double counted. We have only community charges and the EUC/IBI/Basuras. Your utility bills would of course depend on usage and you might also add internet - these would probably come between 700 to 900 euros per year.

Sorry only able to answer now, I've been out of the country.
condominium charge are: the maintenance of the pools, elevators, gardens etc.
I was informed that the value would be + - 80 Euros / month.
How much you pay for water and light gas that do not have monthly consumption?

I cannot speak for all the developments on the Costa Esuri urbanisation but certainly the charges you mention are all covered by the community and intercommunity charges in our development. This means that the 'condominium charge' is the same thing as the community charges so you can subtract that from your calculation.

By my logic would also be payable only this (is for an apartment T2):

But then they say I have to pay another 80 euros / month.
I still do not understand.

Which Community are you looking at, I am on Las Encinas and our Community charges are in 2 parts;

Community which is the individual block or Manzana you are in and the Intercommunity which is for everything else inside the gates of your development, Pools, gardens, car parking areas.

And the real estate presented expenditure which had to pay.
How much do you pay?

This is correct?
IBI impuesto anual sobre la vivienda 319,71€
Tasa de Residuos sólidos anual 46.06€
Cuota de conservación de Costa Esuri 62,33€ cada 6 meses.
Cuota de comunidad 101,59€ cada 3 meses.
Cuota de intercomunidad 31,35€ mensual.

And more 80 Euros/mounth.

total = 1273 + 960 = 2,233 euros/Year

The figures you quote are about right, I have a 3 bed apartment so mine are higher. Also the Community charges vary because the blocks are managed by different Management companies.

The 80 euros is probably an estimate of your Electric, Gas and water bill each month

I would think quesswork has it. The agent must be including an estimate for utilities. I'm not aware of any 80euro additional charge on the developments - I don't know about individual developments.
Our outgoings including gas, water, electricity + taxes + charges is between 1900 - 2000 euros pa.

So if you have a place on an urbanisation the rates and service charge come to over 2k a year? Sorry for the silly question.

Looking back at our Bank Statements for 2014, we bought a Duplex Jan 2014, our costs including Electricity and Water, including the cost of connection were +/- 2400 Euros
The place was occupied +/- 16 weeks

Could someone assist me with advice on how to register to pay Impuesto sobre Bienes Inmuebles (IBI).
I managed to obtain the "informe estado de valores" from the Gestion Tributaria office just off Laguna. I was then directed to the public office at the corner of the town hall but, with limited Spanish, couldn't manage to turn the valuation into a bill that could be paid.

I think you will find that the bills are issued by the GT on advice from the town hall the document you already have should generate that bill. It took two years to get our proper first Bill after which we were fined for not paying the bill we did not have! This is despite calling on regular intervals and asking if all was in order and worrying that we must be underpaying. If I were you I would go back to GT and wait for the lone male assistant Manolo to be free (he speaks some English). He is very helpful and will pull up all available info on you and your house if it is there to be had. You may just have to wait awhile until the town hall gets its ducks in a row.
